For years now I have helped consumers who own homes in finding their true comparable home value. I see mistakes being made by them over and over again, and they seem to often be the same ones. I wanted to take the time to write down a few things to think about before you just throw your home on the market.

First, please understand that while I am sure that you love your home, it probably isn't the nicest on in your area. A common mistake that home owners make is assuming that their house is the greatest. We are all proud of what we own, especially those things that we take care of so much. But the bottom line is we have a really hard time looking at our property from "outside the box".

The time frames in which comparable home values change can often startle people. One week your home and be worth "x" and the next week "y". This is often due to homes that are close your home selling or coming on the market. Another common factor is how many homes are actually currently on the market. There are other things to consider as well.

Here's a touchy one for me. Blue and Orange shag carpet, floral wall paper from 1953 and large dead animals on your walls might be great for you... but not so great for others. It is imperative to neutralize your home. What I mean by that is repaint in whites and off-whites, re-carpet in a basic tan. Do things that won't cost you a lot at your local home improvement store to help increase your comparable home value in the best way possible.

Look around your home and try to find stained or worn carpets. This can be another thing that has a dramatic effect on your homes comparable value. There's more than just appearance to think about with replacing your carpet as well. Carpet has a horrible tendency of soaking in smells and holding them for everyone to get a whiff when they come to your home. The really bad news is that normally, the people who live in their home don't smell it themselves. I challenge you to have someone who will tell you no lies come and let you know how your house smells. But don't be offended at what you hear.

Don't just think internally when you want to make your house worth more! Think externally, too! Stain that deck! If you have one, a deck can add a dramatic effect on a home that is for sale. When people see a newly stained deck it give an image that you desire to take care of your home on the inside and out. Think about it... Did you ever go to a car lot and test drive an unwashed car?

The last thing you need to understand is the difference between comparable home value and how it relates to an appraisal vs. market value. Simply put, an appraisal considers only what homes have sold for in a very recent time frame and within a very tight radius. Your home's market value takes other things into consideration, like cosmetics, and other appealing features that your property possesses.
