Recently, many properties that were not done to really benefit its surroundings have come to my awareness. This hurts the resale value. Typically these are properties in tract subdivisions. One of the most egregious examples is a property I previewed lately located on a cul-de-sac lot adjacent to devoted greenbelt space. As you go into the street to the left of the property, straight the cul-de-sac you can find a natural ranchland with a wet weather creek, stunning full grown oak trees and native vegetation. This is devoted space that will never be developed. One of those kind of sceneries one can see in pictures, the scenery of pure Texas Hill Country that you envision admiring them while sitting on a rocking chair at the back of the veranda or on a swing. It sure beats the heck out of looking at a neighbor's house. But whoever made the house sure did blow it.

Much to my astonishment, the stunning wholesome setting encircling the floorplan of the house shows no acknowledgement of the scenery. If I had built on this lot, I would have chosen a floorplan where in I could appreciate the native Texas scenery, having the windows of the kitchen or the living room point towards the scenery and supplemented a largely roofed patio. This property was built without even a roofed patio in back, and the patio itself is a small 5?8 foot concrete lump. Upstairs, the master bedroom is on the other side of the home from the open space and offers no view.

If there is none to choose from, the whole floorplan could have been reversed and flipped to the other side, the kitchen as well as the breakfast area would have had the sight of the native Texas scenery, and the master bedroom would be overlooking it, while windows could have been supplemented or moved to more appropriate areas.

Without taking advantage of the peaceful and beautiful sight on this lot, why would a person in this world construct such a home on in? In my opinion, individuals would select first a floorplan and then pick a lot to place it on when buying for a new home, although they don't make time to think whether the home is a good match for the selected lot. I've also witnessed builder spec homes with floorplans with the similar deficiency of thinking of which floorplan will best fit to make advantage of the orientation and/or sceneries of the lot.

On the other hand, negative distinctiveness of a lot can be mitigated by thinking better. An example, would you construct a home with the windows of the master bedroom in front of the home at the 'T' end of the street? Of course not, for the shine of the headlights from cars will be seen through your windows. You will definitely discover this from you first night after moving in if you don't consider of such things ahead of time.

If you're getting prepared to construct or purchase a new home, pay attention to how good the home and the lot you've selected flatter each other. Stay away from homes that grossly ignore this relationship. Be conscious of the alignment of the streets and potential interruption of light from time road traffic to your home. Pay attention to the compass orientation of the home, the likely sunlight might either flatter or torment your living area.

When previewing homes for buyer prospects, I scratch a lot of candidate houses off of the list because of these sorts of issues. Many of these homes will look perfect on paper and in Internet photos, but they don't endure the first visit because it takes more than a good floorplan to make a good home. It has to be the right floorplan for that lot.
