It also pays to exert some effort to expose your property to all potential buyers. Being hands-on on this matter ensures that you would not waste valuable time to wait for your property to be sold. Experience real estate investors know that hiring a Multiple Listing Service (MLS) gives their properties the much needed market exposure. Be professional about the whole process. Do not wait for your buyers to contact you after the inspection. Make sure that you follow up on them and ask them if they need anything - maybe a special request about the property or more information. Offer your buyers several options just to accommodate their needs; try to open your property for lease option or owner financing. It's best for individual sellers to leave their house for inspection. But, if they are well verse about taking care of customer needs like a sales person from Macy's for example, they can stay to show their house around for the buyers. You can give your buyers a glimpse of the fond memories you've had in that room together with your friends or your family perhaps. But never forget that this is not about you, this is about your buyer. You are going to tell these memories briefly just to help them picture out what their life could be should they stay in your house. Don't go on and on telling stories about your family and your home because that is equivalent to driving your buyers away - never ever fail to give them time to explore on their own.
